I conduct only 1 inspection per day, that means I will not be leaving your inspection early to get to my next appointment and I will not be arriving late from an earlier inspection. This happens with a lot of the other inspection firms out there. I will be at the property as long as you want me to be.
I will not leave until all your questions are answered. Most home inspections take about 2-3 hours.
When scheduling your home inspection, make sure you are availible to stay for the entire inspection. Most inspections will last about two - three hours, this could change with size, age and condition of the house you are buying.
After we schedule your inspection, we will meet at your new house. We will start on the outside and I will let you know the type, condition and quality of the roof and it's components, chimney, siding and trim, windows and doors, grading and landscaping, drainage of site, flat work, decks and porches, utility service feeds, out buildings and anything else that has to do with the building or could affect the building. The interior starts in the kitchen, through all the living areas, the attic ,and then into the basement for the mechanicals, HVAC, plumbing, electrical, etc.
I will be taking notes and photos as we go through your house. After the inspection I will put together a computer generated report with photos that is e-mailed to you the same day. The report is yours, you do not have to give anyone a copy if you don't want to. Most Realtors will want a copy for their files and some banks may want to see a copy. Per state statutes, I can not give anybody a copy of your report without your permission.
